Is Deed Ventures LLC a Real Estate Agency?

Deed Ventures LLC is a real estate investment firm (not a real estate agency) focused on finding and providing off-market deals. We try to cut middlemen out of the process when we can (who actually likes working with realtors, banks, title companies and lawyers anyway? – if you happen fall in one of these categories, it’s OK, your not a bad person, you just have a bad job). We actually own or have an interest in the land that we are selling.

Do I Need an Attorney or Real Estate Agent to Buy or Sell Land?

We have simplified the transaction process and use easy to read contracts with minimal legal jargon. Generally, no, you don’t need a lawyer or real estate agent to buy or sell real estate. Though they would love to collect their fees on as many transactions as possible, they typically only add value on larger and more complicated deals. Typically we only have three parties for our land deals, the buyer, seller and notary (that’s how we cut costs to provide savings to our buyers). 

What is due diligence?

Due diligence is another way of saying that as a buyer you have take reasonable steps to review the property. Deed Ventures conducts due diligence on all properties it purchases, but your needs and expectations as a potential land owner may be different. As with All Real Estate Transactions please conduct your own Due Diligence. Due Diligence typically includes but is NOT limited to the following:
     •   Physical Inspection of the Property
     •   Suitability of the property for the buyers intended usage
     •   County Requirements for the properties intended usage
     •   Verifyng coordinates and other information provided

We want our customers to be happy and although we offer a 30 day money back guarantee, we ask that you review the property before purchasing it so you know that it is a good fit for your situation prior to purchasing it.

May I see the property before I buy it?

Yes, you are more than welcome to visit our properties. Our listings should have GPS coordinates and many properties are on roads. You don’t need to ask before visiting the property, you can just go and walk around on it. Feel free to call and let us know what you think or send us pictures.

Can you Show me the Property?

We are not a real estate agency and we are not local to the properties we buy and sell. We also do not charge fees to show properties. We do have maps and GPS coordinates listed on the property pages. If you need more information to find the properties, please let us know. Generally google maps with a phone or a GPS should get you to the property.

What About Property Taxes?

Our listings should state the annual property tax amount along with any association dues. Unless stated otherwise, the taxes will be current when the property is transferred to our buyers.

What am I Allowed to do on the Property?

Our properties are located in different municipalities and have different zonings. It is best to contact the local county or city planning and zoning office or the building department to determine what the land can be used for and what can be built on the land. Usually a quick google search for the right department and a phone call are all that is required.

What Payment Plans are Available?

Most of our listings have specified payment plans already. If you see a property that doesn’t have a payment plan option that you would like to purchase with a payment plan, please call or email us. We will try to find something that works for everyone.

What do I Need to Qualify for a Payment Plan?

If you are interested in buying the property and you think you can make the payments, you are qualified. We don’t do credit checks. That being said, we expect our buyers to be responsible when entering into financial obligations. If you run into problems or your circumstances change along the way, please let us know and we may be able to work something out. We don’t want you to end up in a situation where you forfeit your payments and lose your rights to the property. We want you to enjoy the property, be happy and share it with your friends & family. 

What About Liens, I Want a Clear Title?

Unless stated otherwise, all of our properties are free of liens and encumbrances and all of our properties have clear title.

What About Utilities?

Most of our properties do not have utilities. Some of them may have utilities nearby which would have to be brought to the property. Alternatively, there have been a number of advances in individual utilities, like solar/wind power, septic systems, water storage, etc., that make rural living easier and cheaper than before. Please carefully read the property description for specific details or reach out to local utility providers.

Are Mineral Rights Included?

Mineral rights are typically not included unless otherwise stated.

Can we use Escrow to Close?

Yes, as long as the fees are covered by you. We regularly sign over deeds and make/receive payments with no problem, so it is hard for us to rationalize adding the expense when our model is to find and deliver affordable properties with hassle free transactions.

Can I get a Title Insurance Policy?

Yes. Some of our listings come with title insurance and some require the buyer to pay for title insurance (check the details of the property listing you are interested in). Based on the ratio of claims paid to policy fees, we don’t think title insurance is all it’s cracked up to be (though there are some circumstances in which we think it makes sense to get).
